How we work

Please select the apartment you are interested in and either reserve directly from our website or email us the enquiry using contact form here. We respond within 24 hours. Once your booking is confirmed we will send you the check-in instructions and other useful details for your stay. 

The Courtyard - Ezo

4 out of 5 homes and apartments are located in the same courtyard which is typically Tbilisian in the old and central part of Tbilisi, while the detached home Baitshi is located in a private yard. The apartments have been open for our guests since 2013. All apartments are furnished using vintage and flea market finds. All of them have modern comforts while maintaining an authentic look and feel. 

If anything does not work or simply would like anything please contact us ASAP and we will do all we can to resolve any issues promptly. 

This is a communal yard, which means other neighbors live either permanently or as guests, which means at times you may hear communal noise. 


Amenities and Comfort 

All our beds are double and king-sized with all the comforts. Extra beds are available on request for children. 2 and 3 roomed apartments have a sofa, and all apartments have sofa-chairs, we have covered the new wooden floors with authentic Georgian rugs from the famous Dry Bridge Flea Market (also minutes away).

We have had families and couples from many different parts of the world. They all love it. If you want quiet this is probably one of the quietest and most private apartments you will find in the city. 

All kitchens are fully equipped, including oven, gas, washing machine, large fridge.

Tea & Coffee

All apartments have coffee and tea making felicities and all apartments will find tea and coffee. 

Cleaning & Maintenance

All apartments are cleaned prior to arrival and upon departure. If you require additional cleaning during your stay please let us know upon booking. Additional fees will apply. Upon departure, apartments should be left in a reasonable condition, but don't worry about the deep cleaning, this will be taken care of.


All apartments come with a washing machine and you will also find detergents under the sink. If you have any trouble using it please let us know and we will help. 

Heating & Air Conditioning

All apartments have central gas heating and they are very warm in winter. A luxury in Tbilisi. 4x apartments apart from Baitshi have Air Con. Baitshi apartment is naturally very breezy, it is also located on the heel making the place cool in summer. It has a fan and a portable air-con.

Internet is fast and FREE for both the short and long term. The wifi details are provided upon booking. 

Arrival and Check-out

Please let us know your arrival time 2 days before arriving. We are flexible whenever possible, but typically check in is at 2pm and check out at 10. If noone is arriving or leaving prior to your arrival we are flexible with the check-in and checkout, but please let us know beforehand. 

Guest ID

Upon arrival we will take a photocopy of your passport, all guests attending must provide their names prior to arrival, only guests booked in can stay in the apartment. If you require additional guest space please advice. 


You can book online using your bank card or Paypal, or if you prefer a bank transfer please let us know and we will send you the details. The deposit is also payable prior to arrival. 

Security damage deposit:

The deposit of £100 equivalent is payable upon booking, which will be repaid before your departure. 


Q: What if I am staying longer than 3 months?

A: Pay monthly, with £100 deposit is payable upon booking, repayable before you leave. 

Security damage deposit for longer than 3 months:

One month's equivalent of a security deposit, you can pay £100 online towards your deposit and the balance (which will depend on the apartment) is payable upon arrival, repayable before you leave. 

There is no refund issued when the booking is cancelled within one month of arrival. 

Change of Date 

Please email us via the contact form to request a change of dates. Whenever possible we will accommodate your request. Changes made 30 days prior to arrival can be arranged at no additional cost provided there is availability and we will transfer the deposit paid to the new dates. Changes made within 30 days will incur 50% fee deductions from the deposit. Changes made within 7 days of arrival will lose the deposit paid and a new deposit arrangement will have to be arranged. 


The instructions on how to access keys are provided upon booking.

Apartment Care and Responsibility

The apartments should be treated with care. All guests are required to respect the apartment and it's contents. No laud parties, loud music or noise that might disturb the neighbors are not allowed. As our apartments are located within a communal yard all guests are required to respect the surrounding area.

Guests are not allowed to sublet the apartments. 

A person signing the rental agreement is responsible to ensure their guests to behave in a suitable manner. Citizen Tbilisi retains the right to evict any guest, therefore, forfeiting any compensation claim.

Citizen Tbilisi and the house owners shall not be made liable for any direct or indirect damages that may occur during the guest stay period at the accommodation, including (but not exclusive to): personal injury or damage to possessions, losses caused by fire, theft, or criminal behavior. We are not either responsible for any problems related to the supply of services such as electricity, gas, or water, but please let us know as soon as possible if this occurs (0044 (0)7725103966) so we can find a solution ASAP.

If anything does not work in the apartment, please notify us ASAP and we will send a specialist. Guests are not allowed to attempt to fix any house issues or make physical alterations to the property as this could further damage the property in which case the guest will become liable for any damage. 


If any of the rules indicated above are not met, Citizen Tbilisi reserves the right to evict the guest and his/her guests from the accommodation; thereby forfeiting the client’s right to any compensation.

Booking an apartment through Citizen Tbilisi means that you accept and respect these conditions for your Tbilisi rental accommodation apartment.

What happens after you enquire and other helpful FAQs.

Typically I try to respond within an hour unless I am traveling or sleeping in which case I will reply to your enquiry within 12 hours. 


Q: What if I am already in Tbilisi, can I view the property?


A: Absolutely, please contact to arrange a suitable time. The viewings are usually available after 7PM or early morning before 10AM Monday-Friday and most times over the weekend. 


Q: What are the payment terms for one month, 2-3 months, and longer than 3 months?


A: For one month shorter stay there is an upfront payment, pay the deposit and the booking fees directly on our website. The security/damage deposit is equivalent of £ 100 GBP, repayable 48 hours after you depart.


If you are staying for 2 to 3 months, you can pay monthly, with a security deposit of the equivalent of £ 100 GBP, repayable 48 hours after you depart.


Q: What if I am staying longer than 3 months?

A: Pay monthly, with one month's equivalent of a security deposit, which is repayable before you leave. 


Q: Will I get a contract?

A: Yes, both parties will exchange a contract and as a standard requirement we will take a photocopy of your passport or ID as it is required by the local government.


Q: Are bills included?

A: All bills are included for short-term stays, if you are renting long-term bills will be added extra based on your consumption. 


Q: Can I pay in cash or do you accept payments online?

A: Yes, you can pay cash upon arrival in either local currency or main currencies. To reserve your place a non-refundable deposit is required, you can safely book directly on our website, the balance is due upon arrival. 


Q: What if I don't like the property when I arrive?

A: If the property is really not for you, you have 24 hours to let us know and we will refund you, minus the initial reservation fees, please read carefully How We Work and the policy details upon booking.
